Greater Noida’s New Premium Triangle: Eldeco 7 Peaks, Hero Homes and Godrej’s Play Inside Global Business City
Greater Noida is no longer just about large plotted schemes or mid-segment high-rises. Over the last few months three quite different residential products have started drawing serious attention, and they sit in three distinct micro-markets. One is trying to be a low-density, view-heavy address. Another is selling a carefully designed “slow living” experience. The third is less about the apartment itself and more about the city it sits inside.
Here’s a clear-eyed look at what each is actually offering.
Eldeco 7 Peaks Residences – Omicron 1A
Eldeco has put its weight behind a 7.5-acre project with seven standalone towers. The marketing leans hard on the “oxy-rich” idea and three-side open apartments. The planning details support that claim: only four apartments per floor, wraparound curved balconies, and a clear effort to keep most units looking at greens or the central water features rather than other buildings.
The product range is wider than the other two. You get 3 BHKs starting around 1,800 sq.ft., larger 3 BHKs with servant rooms, 4 BHKs, and a limited number of duplex penthouses. Pricing has been floating in the ₹12,000–13,000 per sq.ft. zone depending on the stage of booking.
What stands out is the architectural pedigree. Aedas, Coopers Hill and Design Forum International are not names you usually see on Greater Noida brochures. Whether that translates into better-looking buildings or just better marketing is something only the finished product will tell, but the ambition is visible.
Hero Homes – Sector MU
Hero Realty’s project is smaller and more tightly focused. Roughly 4.5 to 4.7 acres, three towers, and only 3 BHK configurations. The sizes are practical: 1,650 sq.ft. (2 toilets), 1,850 sq.ft. (3 toilets), and a larger 2,250 sq.ft. version with a servant room.
The real differentiator here is the design language. The brochure doesn’t just list amenities; it builds a philosophy called “Live Slow.” The landscape takes cues from the nearby Surajpur Wetlands. There are sculpture courts named after birds, butterfly gardens, an educative garden with QR codes on plants, and stilts that are treated as community spaces rather than leftover parking voids. The podium pool is described as a resort-style poolscape, not a basic swimming tank.
On the apartment side, the specifications are more concrete than most pre-launch projects: wooden flooring in bedrooms, marble in living areas, all-weather ACs (Daikin or equivalent), an energy recovery ventilator aimed at keeping indoor AQI under 50, modular kitchen with chimney and hob, and a finished master bathroom with glass partition and vanity.
Hero is also offering a relatively back-loaded payment plan — 25% in the first year, then smaller tranches, with a big chunk near possession. First transfer is allowed after a year or after 25% payment.
Global Business City
This one sits in a different category. The residential component is about 23 acres, but it sits inside a much larger 750-acre government-backed integrated township. The pitch is straightforward: live, work and grow inside the same ecosystem.
The product range is the widest of the three at the lower end. It starts with 1 BHKs (985 and 1,050 sq.ft.), moves through 2 BHKs, and goes up to 3 BHKs of 1,690 to 2,500 sq.ft. Indicative prices begin at ₹1.35 crore and go up to around ₹3.5 crore. EOI amounts are modest — ₹2 to 5 lakh depending on the typology.
Connectivity is a clear strength. The Eastern Peripheral Expressway is roughly a kilometre away, Boraki multi-modal hub about four kilometres, and Yamuna Expressway around ten. Jewar Airport is still a longer drive, but the location is better placed for the industrial and logistics growth expected in that belt.
How They Compare in Practice
If you want space, views and a more established luxury language, Eldeco currently offers the most complete package on paper. The seven-tower layout and wider configuration range give it more options for different family sizes.
If you care more about daily living quality, quieter ground planes and a design that actually tries to create calm, Hero’s approach is more thoughtful. The “Live Slow” concept could easily become empty marketing, but the specific landscape and stilt-level decisions suggest they are at least trying to execute it.
Godrej’s project is the ecosystem play. You are buying into a larger planned city rather than a self-contained residential enclave. That will appeal to buyers who want shorter work commutes in the future or simply prefer the idea of a bigger master-planned environment.
Who Should Look at What
Families who want a larger 3 or 4 BHK and are comfortable with a more conventional premium product → Eldeco 7 Peaks is the most straightforward choice right now.
Buyers who prioritise indoor air quality, finished specifications and a quieter, more designed outdoor environment → Hero Homes is worth a closer look.
First-time buyers or those who want a 1 or 2 BHK inside a large integrated township → Godrej’s offering has the broadest entry point.
None of these projects is finished, and pre-launch material always looks better than the final delivery. Still, the three approaches are distinct enough that the choice is no longer just about price per square foot. It is about the kind of environment you want to live in five years from now.
Greater Noida is finally starting to offer real product differentiation at the premium end. That, more than any single project, is the interesting development.
